Selling Your Home

For most families, their home is their largest financial asset, and deciding to sell it is a big decision that involves a lot of preparation and work. When you're ready to sell it's important to have an experienced, full-time real estate professional handle the details involved in the successful sale of a home for top dollar.

As an award-winning professional who has helped many Montclair area residents sell their homes, I know how to handle every aspect of the sales process - from strategically marketing and showcasing your home to making sure everything's signed, sealed and delivered by the closing date.

Providing you with comprehensive, high-quality listing service is my top priority. So when you decide to sell your home, please contact me and let's get started!

The following articles are a great place to start if you're looking for information about the sales process and how you can get more for your home when you decide to sell.  I like to start with what I call The Three P’s of Successful Real Estate Marketing:

Price

The majority of real estate agents get this wrong from the start, using closed sales from the local multiple listing service. But even a closing as current as yesterday reflects not what a buyer might pay today, but what they were willing to pay several months earlier when the house went to contract. Working with an agent from a company like mine that dominates the market means I know what a wide variety of homes went under contract for most recently. I don’t have to wait for sales to close.

Preparation

There are often small changes a home owner can make prior to putting their house on the market that can net them more money. I have a network of stagers, window washers, handymen, and contractors who have helped my sellers in the past, a prop closet of accent pieces, fresh towels, pillows and throw rugs. I hire a professional photography service that specializes in photographing homes for sale.

A properly prepared home shows like a stage set, where buyers become the actors in their own possible lives, trying out their hopes, dreams and desires within your walls as they view your home. Preparing a home properly ensures buyers who view it are looking at their next home, not how you live in yours.

Promotion

The internet is now a key player in the home buying process. Buyers’ agents and buyers alike surf the web constantly for new listings. Properly photographed, your home’s listing becomes a powerful brochure that can reach thousands of people day and night. Getting those pictures onto the internet on a wide variety of well-trafficked sites before showings can start, timed with a realtor open house so all agents with buyers can become aware of your home and promote it to their customers, puts you in front of the most educated and qualified buyers.
